Christopher Wyett
Chris co-founded Makor Capital LLC in April 2022. He has overall responsibility for Makor’s investment and operating platforms, including investment strategy, property operations, asset management and acquisitions / dispositions. Chris has more than 22 years of experience acquiring and operating multifamily rental communities across numerous asset classes, including acquisition & rehabilitation of affordable housing projects, condominium conversion and land entitlement. Prior to founding Makor, Chris continuously served as co-CEO of Chartwell Holdings LLC, a company he co-founded in 2001, during which time the company acquired and operated more than 8,000 units across apartment communities located throughout the northeast and southeast United States. Chris is also concurrently an advisor to the Board of Directors of Churchill Forge Properties, a family-held real estate investment and management firm that owns and operates more than 11,000 units in 45 apartment communities in TX, SC, FL, MA and NH. Previously, Chris practiced real estate and corporate law at the New York law firm of Cravath, Swaine & Moore, from October 1994 to June 1998 and at the Boston law firm of Goulston & Storrs, from August 1998 to October 1999. Chris is currently the Board Chair of the Jewish Arts Collaborative (JArts) and is a member of the New England chapter of the Crohn’s & Colitis Foundation. Chris was previously a long-time trustee and officer of Solomon Schechter Day School of Greater Boston; Chairman of the Advisory Committee of the PJ Library of Boston; and founding Board member of the Combined Jewish Philanthropy Real Estate Next Generation Group. Chris graduated magna cum laude with an A.B. degree in economics from Harvard College in 1989 and magna cum laude with a J.D. degree from Georgetown University Law Center in 1994.
Jason Shulman
Jason co-founded Makor Capital LLC in April 2022. His responsibilities include Makor’s investment and operating platforms, including financial operations, asset management, acquisitions / dispositions, and efficient tax planning / structuring. Jason has more than 10 years of experience acquiring, operating, and disposing multifamily rental communities across numerous asset classes, including acquisition & rehabilitation of affordable housing projects, condominium conversion and student housing.
Prior to founding Makor, Jason managed northeast acquisitions for Chartwell Holdings, LLC. While at Chartwell, the northeast unit count grew from 139 to 2,344. Jason helped build out Chartwell’s northeast operations group, the core of whom make up the Makor’s management team today. Before Chartwell, Jason was with Gross + Cohen LTD, a real estate sponsor focusing primarily on value-added student housing, with a portfolio located along the east coast and throughout the Midwest. Jason began his career as an accountant in the real estate tax and audit practices at KPMG.
Jason was formerly a Trustee and Treasurer of Kehillah Schechter Academy (previously known as South Area Solomon Schechter Day School). Jason graduated summa cum laude with a B.B.A in Accounting from the Honors College at the University of Massachusetts at Amherst in 2009 and an MBA from Boston College in 2014.
Dennis Gramolini
Dennis Gramolini has been the Director of Multifamily Operations since its inception in April 2022 and currently oversees Makor’s properties located in Massachusetts and New Hampshire. Dennis has over 18 years experience in property management, development, condominium management, capital improvements and financial accountability across multiple classes of assets. Prior to the founding of Makor he joined Chartwell in January 2021 as Northeast Director of Operations.
Previously Mr. Gramolini was a Senior Regional Portfolio Manager for Greystar responsible for the operations of over 2,200 units in the Boston area with over 1,300 units of new development over a three-year span. Prior to joining Greystar he oversaw the Downtown Boston Portfolio for Related Management as a Sr. General Manager responsible for four premier rental and condominium projects in Downtown Boston totaling over 800 units. He also managed multiple assets in the Boston Metro area with AvalonBay and Archstone Communities.
Dennis graduated from George Washington University with a BA in Sociology in 2004. He started his career in Property Management that same year for a small private firm in Boston in Leasing. Mr. Gramolini was a member of the Board of Directors for the Massachusetts Apartment Association in 2020 and is a member of the Institute of Real Estate Management.
Karen Young
Karen Young is Makor’s Regional Property Manager, overseeing the New Hampshire portfolio since Makor’s inception in April 2022. Previously, Ms. Young joined Chartwell Management in 2016 through the acquisition of The Fairways in Derry, NH, and has since grown with the company as senior manager to current regional leadership as our New England portfolio has expanded.
With over two decades in the multifamily industry, Ms. Young’s focus has been on managing 500- to 1,000-unit assets throughout the New England markets, from student housing to mill renovations and mixed-use commercial projects. During her tenure in New Hampshire, she has added affordable and tax credit housing to her market expertise.
Ms. Young has a passion for building and leading teams that are productive, inspired, and prepared for the opportunity. As a former small business owner, she brings an entrepreneurial spirit to her leadership that empowers team success, with several recognitions from the Connecticut Apartment Association (CTAA) and National Apartment Association (NAA) as manager and property of the year in the 500+ unit category.
Kelly Dill
Bringing more than two decades of property management experience, Kelly Dill, CAM, is a distinguished Regional Property Management Leader. Currently serving as Regional Manager at Makor Management, a position she has held since May 2022, Kelly has consistently delivered outstanding results. Throughout her career, she held leadership roles as a Regional Director at Woodward Management Partners for almost 2 years and at Chartwell Management for nearly 9 years. With a keen focus on driving growth and efficiency, she spearheaded transformative efforts across 9 properties, successfully optimizing occupancy rates, boosting NOI, reducing expenses, executing property rehab initiatives, formulating meticulous budgets, conducting financial analysis, and leading strategic staffing initiatives. Kelly's unwavering commitment to excellence and her expertise in property management make her a trusted and influential figure in the regional property management landscape.
Holly Souza-Barry
Holly Souza-Barry joins Makor as a seasoned Regional Property Manager with a passion for excellence in management. With over 15 years of dedicated experience in property management she brings a wealth of knowledge and a proven track record of success. Throughout her career, she has had the privilege of managing diverse portfolios of properties, from residential to commercial, across various locations.
Holly's extensive experience has honed her skills in property acquisition, leasing, operations and asset optimization. Her commitment to excellence extends beyond property management; it includes a dedication to fostering strong relationships with investors, residents and team members. Holly is an active member of the National Apartment Association and has previously served as President of the Maine Apartment Association. Her career is defined by a series of achievements, including increased property values, reduced vacancies, and improved operations efficiencies.
Eleni Papakonstantinou
Eleni Papakonstantinou is Makor's Controller, responsible for overseeing the accounting department, managing banking and audits, as well as administering our investor management systems.
Eleni started with Chartwell in June 2013 as a property accountant and was promoted to senior accountant in December 2015. In November 2020, Eleni was promoted to Accounting Manager, and most recently to Controller. She has served on the Chartwell Leadership Council and in 2016 was named Chartwell Ambassador. In 2020, she was the initial recipient of the Chartwell Legacy award. Eleni is a graduate of Boston University with a BS/BA in Business Administration.
